Through August 2026, Greater Phoenix single-family homes had a median price of $483,000 and averaged 78 days on market, while August pending sales fell to their lowest level since January 2009.
A seller asked me last week whether the market had "fallen off a cliff," because she'd seen a headline about pending sales. It's the right kind of question to ask, and the numbers behind it are worth reading carefully before drawing a conclusion.
Here's what the most recent Phoenix REALTORS® data for the Greater Phoenix area says, and what it does and doesn't tell you about your own situation.
What Is the Median Home Price in Greater Phoenix?
For single-family homes, the year-to-date median sale price through August 2026 was $483,000, up slightly from $480,000 in the same period of 2025. In other words, prices across the metro are essentially flat. The affordability index held at 73, unchanged from the prior year.
How Long Are Homes Taking to Sell?
About 78 days on average year to date, up from 73 days in 2025. That's a modest slowdown, not a collapse. Buyers have a bit more time to compare, and sellers have a bit less of the "it sold in a weekend" experience from a few years ago.
How Many Homes Are for Sale?
At the end of August, inventory was over 20,000 homes, with about four months' supply, up slightly from 3.9. New listings are down 2.8% year to date, and August new listings were down 9.2% from a year earlier. So buyers have more choices than in recent years, while sellers are listing at a somewhat slower pace.
What About That Pending Sales Headline?
August pending sales were down 34.8% from a year earlier, to 3,382 deals, the lowest August figure since January 2009 according to the report. Closed sales for the month were down 6.1%. The report framed August as traditional summer softness, and still more than 8,000 homes went under contract or closed during the month. One month is one data point; it's worth watching September and October to see whether it reflects a seasonal dip or a longer trend.
What Does This Mean for Buyers and Sellers?
For buyers: more inventory and longer days on market usually mean more time to inspect, compare, and negotiate. For sellers: pricing accurately from day one matters more when buyers have options. Metro-wide numbers are a backdrop. Your street, price range, and condition still decide your result, and the West Valley can differ from the metro average.
